Why it matters

The floor plan is the contract between the buyer and the builder. Every dimension, every door swing, every electrical outlet on the floor plan is what the builder will execute. Reading floor plans is a learnable skill: walls are thick lines, doors are quarter-circle arcs showing swing direction, windows are double lines with breaks, and stairs have arrows pointing up.

A good floor plan provider supplies multiple sheets per plan: site plan, foundation, framing, electrical, plumbing, and elevations.

Best practices

Walk through the plan in your head before buying. For each room, ask: where does the natural light come from, where is furniture going, what is the noise from? Review the electrical sheet for outlet placement; you cannot easily add an outlet after the wall is closed up. Get a builder to review the structural sheets before purchase.
