The horizontal area a house occupies on its lot, measured at ground level and including all attached structures (garage, porches, decks).
Why it matters
Footprint determines whether a plan fits a specific lot. Lot setback requirements (typically 5 to 25 feet from each property line) constrain the maximum footprint. A 2,400 sq ft two-story plan has a 1,200 sq ft footprint and fits more lots than a 2,400 sq ft single-story plan with a 2,400 sq ft footprint. Footprint also affects foundation cost, which scales linearly with footprint area.
Best practices
Check your municipality's zoning code for setback requirements and lot coverage maximums before falling in love with a plan. Verify the plan's footprint dimensions on the floor plan PDF, not just the marketing copy. For tight lots, prefer two-story plans which trade footprint for vertical space.
