The complete construction drawing set
Sater sells each plan as an electronic PDF set or as AutoCAD files, which also include the PDFs. The PDF is printable but not editable; CAD is the format to choose if your builder or drafter will make changes. Both are delivered by email. Below is what a set contains, per Sater.
- Cover Sheet, Index and Site Plan
- Wall Sections and Notes
- Typical Details and Notes
- Foundation Layout Plan
- Detailed Floor Plans
- Reflected Ceiling Plan
- Floor Framing Plan (basement, crawl space and upper floors)
- Roof Layout
- Exterior Elevations
- Building Sections and Details
- Interior Elevations
- Electrical Plan
Sater draws its plans to be consistent with the International Residential Code in effect when each plan was created, but does not warrant code conformity; changes may be needed for your jurisdiction. Plans are not stamped, so if your building department requires a stamp, a locally licensed engineer will need to review the set. Heating, air conditioning and plumbing layouts are not included.
Want changes? Sater quotes them.
If Anvard is close but not quite right, Sater's own design team handles modifications. You request them through Sater's Modification Consultation form; HomePlanHQ does not modify plans.
A written proposal first
Fill out the form and pay a $75 consultation fee. Sater replies with a proposal covering the cost and time for your changes.
Fee credited if you proceed
If you accept the proposal, the $75 is deducted from the modification cost. You then buy the plan and pay the agreed modification price.
Billed hourly
Sater bills modifications by the hour, at a higher rate for work that needs redesign by Dan Sater II. Current rates and timelines are on the form page.
