Stock house plan

A pre-designed house plan sold off-the-shelf by a plan publisher, in contrast to a custom plan drawn from scratch by an architect for a specific buyer.

Why it matters

Stock plans cost $500 to $3,500 versus $5,000 to $25,000+ for a custom plan. The trade-off is customization: stock plans are designed to be broadly buildable but may not fit a specific lot, climate, or family situation perfectly. For 80 percent of single-family builds, a stock plan plus modest modification ($500 to $2,000) produces a result that is functionally identical to a custom plan at one-fifth the cost.

The time savings are also real: a stock plan ships in days; a custom plan takes 4 to 12 weeks of architect time.

Best practices

Start with stock plans and only commission custom if no stock plan is within 80 percent of what you want. Order modification services from the same provider that sold you the plan; outside architects charge more and may not have the original CAD files. Confirm the plan is engineered to your local building code before purchase (some plans are stamped only for certain regions).
